No. There is a standard at-will agreement. If you are dissatisfied with our service, we would expect you to find a better service.
We do require a cash reserve for properties of $250.00.
There is a multi-step process to screen tenants. Interested parties complete a web-based application if they are interested in a property that ensures they meet the minimum requirements. Screening consists of nationwide criminal history, credit history, eviction history, and income verification.
All maintenance requests are submitted and tracked through our management software. Ascend will coordinate any needed repairs on behalf of the property owner. Repairs or maintenance may be performed by our Maintenance Technicians or outsourced to a trusted vendor if necessary.
When a payment is late, the tenant will be contacted daily until a payment is made. On the 15th day of the month, a late fee will be assessed, and the eviction process will be started. In some high-risk situations, our team will serve a Notice to Quit on the 8th day of the month.
Vacant properties are marketed on numerous listing sites simultaneously by our rental management software.
