What Is Residential Property Management?
Residential property management is the day-to-day running of a rental home or apartment building on the owner’s behalf. A residential property manager markets the property, screens and places tenants, collects rent, coordinates maintenance, carries out inspections and keeps the rental compliant with landlord-tenant law. The owner keeps the asset and the income. The manager takes the work.
At Ascend, that work is done by a local team in the same market as your rental. Not a national franchise, and not a call center in another state.
Residential vs Commercial Property Management
Both protect an owner’s asset and income, but the work is different. Residential management is about people’s homes. Commercial management is about business premises.
| Compare | Residential | Commercial |
|---|---|---|
| Tenants | Individuals and families | Businesses |
| Property | Homes, condos, duplexes, apartment buildings | Offices, retail and industrial space |
| Leases | Shorter and more standard, often 12 months | Longer and negotiated around the business |
| Maintenance | Livability: heat, plumbing, safety, fast response | Built around how the business uses the space |
| Rules | Landlord-tenant and housing law | Mostly set by the lease |

Residential property management is the day-to-day running of a rental home or apartment building on the owner’s behalf. It covers marketing, tenant screening, rent collection, maintenance, inspections and legal compliance, so the owner earns the income without doing the work.
A residential property manager handles the full lifecycle of your rental: advertising the vacancy, screening applicants, signing the lease, collecting rent, coordinating repairs, inspecting the property and handling evictions when necessary. At Ascend, that person works in the same market as your property.
Single-family homes, condos, duplexes, small multifamily and large multifamily buildings of 10 units or more, across Bangor, Portland and Lynn.
Your rate depends on your property type and unit count. We offer three plans, Gold, Diamond and Platinum, with no hidden fees on any of them, and we require a $250 cash reserve per property. Call (207) 800-3991 for your exact rate, with no obligation.
Residential management covers places people live, such as homes, duplexes and apartment buildings, and is governed by landlord-tenant law. Commercial management covers business premises such as offices and retail space, with longer, negotiated leases. Ascend offers both.
No. Our management agreements are at-will and can be ended with 30 days’ notice. There are no cancellation fees. We keep clients through service, not lock-in.
Every applicant is checked on credit, nationwide criminal history, eviction history, income and rental history. If a payment is late, we contact the tenant daily. On the 15th, a late fee is assessed and the eviction process begins. On our Platinum plan, if a tenant we placed doesn’t pay, we do.
Yes. Your local team handles showings, repairs, inspections and tenant communication. You follow everything through the owner portal, with monthly statements and inspection photos, and we respond to owner inquiries within 24 hours.
